Atlanta Investor Due Diligence Checklist
Use this checklist before acting on any public-record lead, CSV row, owner signal, parcel clue, or acquisition idea.
Verify the property
Confirm address, parcel ID, legal description, lot size, zoning, overlays, floodplain, utilities, access, and current improvements from source records.
Verify the owner context
Check owner name, entity status, mailing address, recent transfers, tax mailing records, and whether any outreach is legally and professionally appropriate.
Verify the economics
Review tax exposure, insurance, repairs, permits, rent or resale assumptions, financing, reserves, and exit options before making decisions.
